Investing in a solution to our Nation’s
affordable housing shortage.
The critical housing shortage in America’s largest cities is felt most acutely by the individuals and families with the most limited means. While the lack of access to quality affordable housing presents a crisis, we also believe it creates an opportunity to serve the needs of our communities while at the same time meeting the investment objectives of our investors. By partnering with public agencies, financial institutions, and best-in-class operators, we can do well by doing good and solve one of the most pressing social issues of our day.
Outlook & strategy.
The shortage of quality affordable housing will take decades of sustained effort to resolve.
During that time, government intervention will maintain incentives for financial institutions and private investors.
In the intermediate term, these incentives create opportunities for financial returns that meet or exceed risk-adjusted performance for market-rate investments.
Hawkwood is partnering with best-in-class operators within its target geographic markets.
We will marry Hawkwood’s debt and equity relationships with the operational expertise of our sponsor partners to create programmatic investment opportunities.
Given the capital efficiency of affordable housing development, we are able to “recycle” our investments so that relatively modest investments can be used to develop a substantial portfolio.
The portfolio will then be sold to public or private downstream ownership upon reaching critical mass.
